How (And Why) To Invest In Land, Part 2

When you decide to take the leap and begin investing in land, it is important to consider your unique needs and goals for your property.
What you will be looking for in properties depends largely on what you are planning to do with the land.
If you want to build rentals, then you will want high, dry, flat land that has good access to roads and low utility fees. Consider what you would want as a renter as you look for the right property.
If you have a desire to have a farm, or to lease farmland, then you will want land that works well with your livestock or harvest of choice. You will also want access to water. Or perhaps you will want to find farms for sale in California that already include plenty of acreage.
Whatever it is that you plan to do with your land investment, it is important to choose the right property type for your specific needs.
San Benito Realty knows the value of being informed when you go into this process, so in part two of this land investment series, we want to help you learn how to choose the perfect land for you and your investment dreams.
Thinking About Your Interests
The first step to finding and purchasing the right land is to establish your interests, needs, and wants. What do you plan on using the land for?
Are you hoping to build a home? Start a farm? Lease a farm? Build a rental property? Have a vacation rental house? Build, then sell? Each of these possibilities all have different components and may require different types of property.
Write out your plan for your property and then write a list of the things you feel that your property should have, or not have. This will give you a clearer picture of what you are looking for in land.
Although this can be helpful and give you and your real estate agent direction, a good real estate agent with a long history with local land for sale will be able to further guide you throughout the process.
Consider Your Location Desires
Next, you should think about what area you want to be located in. Do you have a preference in a certain region? Would rural, city, or suburban land work best for your needs?
Are you looking for local land for sale? Or are you hoping to get out of the area?
If you are looking for farms for sale in California, you will certainly be wanting property with much different criteria than someone who wants to start up vacation beach rentals.
Think about things such as:
- Do you need/want access to water?
- Do you want local land for sale?
- What do you desire the landscape to be like?
- What is road access like?
- What are the utility fees in the area?
- What regions will work best with your plans?
California has a lot of property for sale, in a variety of locations. You just need to decide what type of location will work best for you and what area you are hoping to find it in.
Decide On The Price You Are Willing To Pay
Price is another important aspect to consider when you are picking the right land.
According to Mossy Oak Properties,
“The right piece of land is only the right piece of land if the price is right. Even if you find the perfect property that will allow you to do everything you want, if you can’t afford it and the seller won’t come down on the asking price, it’s not the right property. It’s important to work out a budget that makes sense and stick to it.”
Doing your due diligence when it comes to creating a budget. As well as making sure you are getting land at a fair price, is an essential skill in the real estate market.
Work With An Excellent Real Estate Agent Who Knows The Area
One of the biggest factors that will help you find land that meets your unique needs is working with a professional and experienced real estate agent who knows the area. A good real estate agent knows all of the local land for sale.
A real estate agent will be able to show you all of the properties that fall within your budget and meet your needs – and can likely help you identify some needs that you haven’t even thought of! On top of that, they will help walk you through all of the paperwork when you do find the perfect land.
