Ranches For Sale In California

If you want a property that’s well equipped for roaming, hunting, and raising livestock, a California ranch is just the thing.

While farm land for sale in California tends to focus more on growing fruit and vegetable crops, ranches are often bigger by nature, and are better able to accommodate a large amount of cattle and other various livestock. They’re also perfect for a host of outdoor recreational activities.

When looking for the ideal ranch property, there are a few things you should keep in mind…

How To Pick The Ideal Ranch Land For Sale

Buying a ranch is a huge undertaking, and chances are you’ll have a multitude of questions throughout the ranch hunting and buying process.

Some of our clients look for commercial land for sale for a large ranch, while others care mostly about privacy and seclusion. By choosing a real estate agency with a long history of success with ranches for sale, you can rest assured that all of your questions will be answered and that you’ll be in highly capable hands.

Ranch Land For Sale in California

Consideration # 1: Evaluate The Location

While you probably don’t expect to find ranch land in any city limits, it’s important to realize that a “remote” ranch can mean miles and miles away from the nearest gas station, grocery, or feed store.

Some remote locations can even mean that road access during certain times of the year can become difficult.

Be sure to share with your real estate agent how close you would like to be to the nearest conveniences, and just how far away from those limits you’re willing to go.

Consideration # 2: Does The Land For Sale In California Have Access To Things You Need?

When buying a ranch, it’s important to consider how easy – or how difficult – it is to access necessities like water for your livestock.

It’s a good idea to ask your agent about proximity to water, rivers, and streams and what kind of water rights the property comes with.

Consideration # 3: What Are Your Privacy Needs?

Depending on your location, your ranch may have a neighbor nearby, or you could be against miles of government land. Consider your privacy needs and how much traffic may already be going on near your property.

Consideration # 4: Look At Acreage And Land Size

Depending on your goals, you may need a ranch with 10 acres, or hundreds. Perhaps you plan on grazing cattle year round, and growing hay. Or maybe you want plenty of extra land for fishing, hunting, and other recreational pastimes like horseback riding or ATV’s.

The better your agent understands your goals, the more likely they’ll be able to help you find the property that is right for you.

Consideration # 5: Title Review

Title to large ranches can often be complex and confusing.  A good ranch real estate agent can help you review surveys, easements, property lines and various recorded documents to the land you’re looking at, and answer questions about the property.
